What are the general building hours?

The lobby doors of 4100 Newport Place are open Monday through Friday from 7:00am to 7:00pm. After-hours key card access is also available for tenants.

What kind of parking is available?

There is a four-level parking structure with an automated parking system available to tenants and visitors with a 4:1,000 ratio. Rates are $2.00 every 15 minutes (there is a 10 minute grace period) with a $24 daily maximum and payment can only be made only by credit card. For oversized vehicles, please contact the parking operator at (949) 387-7535. There is also an on-site auto detailer, ProntoWash which can be scheduled by calling (714) 342-9621.

Are there electric vehicle charging stations?

Yes, there are two electric vehicle charging stations at the basement level of the parking structure. Pricing is $1.00 per hour, after four hours rate adjusts to $5.00 per hour. More information can be found here.

What sort of on-site maintenance is available?

A full-time porter is on-site to ensure the building is kept clean as well as a building engineer team for any necessary building repairs from 7:00am to 4:30pm Monday through Friday. Night janitor services for the cleaning of the building and suites are Sunday through Thursday starting at 7am on Sundays 6:30pm on weekdays.

How do I contact the property manager?

The property manager is available for service calls and tenant questions between 8am and 5pm Monday through Friday at (949) 474-8300. For after-hour emergencies, please call (800) 284-4783.

How can I reserve the conference room?

The conference room must be booked in advance and can be done so through this link. Rates are $25.00 per hour with a 2 hour minimum. If you do not have a username or password, you must contact the management office.

How do I make a maintenance request?

All maintenance requests should be made through the maintenance request portal which can be accessed by clicking here. If you do not have a username or password, you must contact the management office.

What is the general insurance requirement for tenants?

Pursuant to the terms of your lease, you are required to provide Olen with a Certificate of Insurance for your premises; the specific insurance requirements for your location are outlined in Article 8 of your Lease.  Please mail the Certificate of Insurance to the attention of the Insurance Administrator at 7 Corporate Plaza, Newport Beach, CA 92660.

Do you invoice monthly and where should rent payments be sent?

Olen does not invoice on a monthly basis. All payments are due on the 1st of the month, should be made payable to Newport Corporate Tower LLC and  sent to 7 Corporate Plaza, Newport Beach CA 92660.

Where are the closest dining options?

Café 4100 is 4100 Newport Place’s on-site café. There is also Ike’s Sandwiches, Roll it Sushi, and 7-11 at the adjacent property at 4221 MacArthur Boulevard. Across Dolphin-Striker Way is Saagar Fine Cuisine of India and Classic Q Sports Club. Located a seven minute drive from 4100 Newport Place is Fashion Island with over 30 dining options such as True Food Kitchen, California Pizza Kitchen,  Cheesecake Factory, Cucina Enoteca, and Fleming’s Prime Steakhouse & Wine.

Less than five minutes away is John Wayne Airport – Orange County (SNA) with connections across the United States with more than 240 arrivals and departures a day.
